Blind maintenance and replacement for occupied estates

Tell us which rooms need doing. BBS helps facilities teams sort urgent repairs, whole-floor replacements and visits to several buildings, then sends back photos and snags.

Proven for managed estates

Evidence from a live estate programme

The SPIE Facilities case study records reactive blind maintenance across forty school sites, where the useful outcome was a coordinated response across occupied buildings rather than a single installation.

Room by room

Tell us which rooms need doing

Tell us what's broken before we talk fabrics. It saves a visit.

  1. 01

    What's broken

Tell us the site, the room, the blind and what is wrong with it.

  2. 02

    Whole floors or rooms

Where several need replacing, we do them by building or floor so the visit count stays low.

  3. 03

    Getting in

Tell us about escorts, inductions, pupil or resident access and rooms that must stay open.

  4. 04

    What you get back

We send photos, completed actions, snags and the next recommendation.

Procurement

What we need before we visit

Send the client brief, site rules and room list before we visit. We can then focus on the windows and the people using the building.

  1. 01

    The job

Send the room list, ticket reference, priority and any photos you already have.

  2. 02

    Site rules

Tell us about approvals, inductions, RAMS, escorts or permits at each building.

  3. 03

    Blind record

Note the blind type, control, approximate age and whether it needs repairing or replacing.

  4. 04

    What we hand over

Tell us who needs photos, completed actions, snags and recommendations.

Contract delivery evidence

What we hand over when the job is done

The useful proof for a managed estate is practical: insurance, site competence, RAMS, photos and snags your team can pass back to the client.

Questions for this setting

Before you send the brief

What should an FM team send with a reactive blind ticket?

Give the site, room, existing blind type, visible fault, urgency and any access rule. A photograph and ticket reference help the first response stay focused.

Can one enquiry cover planned and reactive work across an estate?

Yes. Keep urgent repairs, planned replacements and new work in separate groups, then show the sites, priorities and dates that connect them.

What do you need to know about getting into an occupied building?

Tell us about escorts, keys, inductions, resident or pupil access, holiday access, out-of-hours limits and rooms that cannot be taken out of use, and we plan the visit around them.

What can we file for our approved supplier list?

Constructionline Gold, BBSA accredited, public and products liability of £5,000,000 and employers' liability of £10,000,000 with Aviva to 5 February 2027, CSCS carded team with SSSTS supervision, Enhanced DBS across the fitting team, IOSH Managing Safely in the office.

Do you accept purchase orders and framework call offs?

Yes. Add the PO or contract reference to the enquiry and it follows the job through to invoice. A site specific RAMS comes before each visit, and we attend inductions and pre-start meetings.
